Plotted Land in Dholera SIR & Ramnagar SUNAV Bhoomi
Surveyed earth and standing forest, planned as one composition — plots you own, nature you keep. Land that holds its ground while everything around it grows.

Philosophy
LAND IS NOT SCARCE.
WELL-PLANNED LAND IS.
We develop plotted land, not towers. Every layout begins with what the ground already knows — its trees, its water, its light — and draws the plots around them, never through them.
Clear titles, registered layouts, honest measurements. The paperwork reads in one sitting; the land speaks for itself on a morning site visit.

HARMONY
OF GROUND

NATURE
Layouts drawn around standing trees, not through them. The courtyards of every Sunav township are kept wild on purpose — the quiet your day actually needs.
OPEN SKY,
OWNED GROUND.
Mustard fields at the edge of Dholera's plains. Marigold mornings under the Ramnagar foothills. A Sunav plot is not an address on a floor — it is ground that meets the sky, and every season visits it personally.

The Next Chapter
TWO LANDS.
ONE SECRET.
Two locations, chosen over two years. The rest — sizes, layouts, numbers — stays with us until the unveiling.

The Planned City

Room to Run
We moved early, and we moved quietly. What Sunav Bhoomi holds inside India's largest planned greenfield city stays sealed until launch day.
WHAT THE
GROUND KNOWS.
India's first greenfield smart industrial city, drawn on 920 square kilometres of flat coastal plain on the Gulf of Khambhat — part of the Delhi–Mumbai Industrial Corridor, and planned for two million people by 2040.
Getting there
Ahmedabad–Dholera Expressway
109 km, four-lane, access-controlled. Opened 31 March 2026 — the city in about 45 minutes.
Dholera International Airport
3,200 m runway, two million passengers a year in Phase 1. Slated to open late 2026.
Sarkhej–Dholera semi-high-speed rail
134 km, approved May 2026, due 2030–31.
Bhimnath–Dholera rail link
23 km freight-and-passenger spur, sanctioned 2024.
Distances
Ahmedabad ~100 km · Bhavnagar ~80 km · Airport site ~20 km.
Why the ground is moving
Semiconductors
Tata Electronics and PSMC are building a ₹91,000-crore fab for 50,000 wafers a month; commercial output targeted 2028.
Energy
A 4,400+ MW solar park is planned; 300 MW is already live. ReNew, Tata Chemicals and Torrent Power have taken land.
Data
L&T signed a ₹25,000-crore, 250 MW green AI data centre in February 2026. Gujarat’s 2026 data-centre policy names Dholera as its anchor.
Aerospace
Adani and Embraer chose Dholera for a regional-jet assembly line in June 2026, with a first aircraft targeted for 2028.
Ready today
72 km of roads with utility corridors, 50 MLD water treatment, a 500 MVA substation, ICT ducts and the ABCD business centre already operating in the 22.5 sq km activation area.
Around the plot
ABCD Building
The Administrative & Business Centre of Dholera — the city’s working heart.
The solar fields
Tata Power’s 300 MW array, the first slice of the planned park.
Gulf of Khambhat
The coastline the whole plan faces.
Lothal
The Harappan dockyard, a short drive north.
Velavadar
Blackbuck National Park, on the expressway’s southern reach.
The paperwork
Insist on five things before any Dholera plot: inside the SIR boundary, within an approved town-planning scheme, GujRERA-registered, with an NA order and a 7/12 extract. Sunav Bhoomi will put all five on the table before it asks for a rupee.

RAMNAGAR
Where the forest still outnumbers the fences

The Tiger's Forest

Kosi River Crossings

The River Temple
Tigers, elephants, and the Kosi river for neighbours. A land parcel at the edge of Jim Corbett National Park — details under wraps, by design.
WHAT THE
FOREST KEEPS.
A river town at 345 metres, where the Kosi leaves the Shivaliks and the plains begin. Ramnagar is the gateway to Jim Corbett — Asia’s first national park — and the last stop before the forest takes over.
Getting there
By road from Delhi
255 km on NH-9 via Moradabad and Kashipur; five to six hours.
Ramnagar station
Terminus for the Ranikhet Express and the Corbett Park Link Express. A direct Ramnagar–Dehradun Express began in July 2026.
By air
Pantnagar airport, about 80 km.
Hill neighbours
Nainital 65 km · Haldwani 52 km · Corbett gates 10–15 km.
Coming
Four-laning of the Kashipur–Ramnagar highway (₹494 crore, sanctioned) and the Kashipur bypass, due December 2026.
Why the forest matters
The reserve
260 tigers, 1,226 elephants (2020 census), 586 bird species across 1,288 sq km of sal forest and grassland.
The visitors
Around four lakh a year; the Dhikala zone sells out months ahead.
The hospitality
Club Mahindra opened its second Corbett resort on the Kosi in February 2026. Searches for hill second homes rose 49% in a year.
The green
Nainital district is 67% forest. Warm winters, a July–September monsoon, 22 °C on an average day.
The guardrails
The Supreme Court (November 2025) ordered the eco-sensitive zone notified and unauthorised builds removed. Only well-planned, compliant land is worth owning here — which is the only kind we develop.
Around the plot
Garjiya Devi Temple
14 km — on a rock in the middle of the Kosi.
Sitabani
20 km — forest temple and the quietest safari zone.
Corbett Falls
25 km — a 60-foot drop near Kaladhungi.
Jim Corbett Museum
30 km — the hunter-turned-conservationist’s winter home.
Kosi Barrage
In town — ruddy shelducks every winter.
Safari zones
Dhikala · Bijrani · Jhirna · Dhela · Garjiya.
The paperwork
Uttarakhand’s 2025 land law lets a non-resident family buy one residential plot of up to 250 square metres in Nainital district; agricultural land is off the table. Insist on a registered, non-agricultural layout with clear title — and read the rule before you fall for the view.
